Yearly Air Conditioning Maintenance: What We Do and Why It Matters

When you don’t get the air conditioning maintenance and tune-ups your air conditioning system needs, it can cause problems in your home. Not only will your system not operate as effectively as it should, but it may not operate efficiently, either – and that can mean higher utility bills. Fortunately, getting proper AC maintenance and tune-ups is as easy as calling Ables, Inc.

What We Do for a Typical Central Air Conditioning Maintenance Tune Up

Test the HVAC Contactor: The contactor is an electrical component that turns on on your outdoor unit compressor and fan. A number of problems can occur with a contactor depending on how old it is and how much use it gets. Problems with natural elements can also affect its functioning. We will test it with a multimeter to make sure everything is working to our standards.

Check and Test the Capacitor: Sometimes, just a visual inspection of a capacitor will tell us that there is an issue with it. They can leak or have bulging, which are obvious signs that it needs to be replaced.  A bad capacitor doesn’t necessarily show outward signs of an issue, so we will test it with a multimeter to see if it complies with its rated storage capacity.

Check Amperage Draw on Start Up: We use a voltage meter or multimeter to see how much power it’s drawing when it starts up. Using this testing will tell us a lot about how your system is running. Amperage readings can reveal issues with refrigerant levels, wiring, tubing, or system cleanliness.

Look for Signs of Refrigerant Leaks: Refrigerant levels are often the reason for underperforming AC systems. We’ll ask you about your overall satisfaction with the cooling of your unit. Your experiences will help us with the diagnosis. If your AC system is running well and there are no signs of leakage, we will move to the next steps. If you are having issues with the cooling ability of your unit, or we do see evidence of leaking, then we will recommend some actions you can take to deal with the problem.

Check Fan Unit: Sometimes the fan unit can be off balance causing it to wobble a little and over time make louder noises. If there is an issue with the fan, we can test it and make a recommendation that will help the unit run more quietly.

Clean Coils on Compressor: Because they are located outdoors, the coils can gather dirt, dust, leaves, and cobwebs over the course of a year. We will clean the insides of the compressor from debris and then wash the coils thoroughly to remove the material that will cause your AC system to stress and strain.

Interior System AC Unit Maintenance

Check Air Filter: We check and ensure your air filters are clean and fit properly. Regular air filter replacement is a simple way to improve efficiency and extend the lifespan of your AC unit.

Amperage and Capacitors: We check any other capacitors that are part of your indoor system. We can usually detect possible future issues with a visual inspection. We can check on its overall performance to determine the health of the capacitor.

Condensate Pump and Drain Pan: We take a look at the condensate pump and the pan. We add some safe chemicals to keep the water clean.

Check the Air Handler: The air handler is an important component for the moving of air in and out of your house. We will inspect it to make sure it’s doing the job properly.

Check the Drain Line: We spend a little time making sure the condensate drain line is clear of debris by blowing out when we come to your house for a maintenance visit.

Air Conditioning Units are designed for many years of regular service without having to replace them. How well you maintain your system will determine the effectiveness and longevity of your system. Take a look at our maintenance plans and make sure you’re getting your AC system inspected and serviced.
